Preparing your home for viewers, or ‘staging’ as it’s called, is important. It will not only ensure your property is sold faster but can potentially add thousands of pounds to its value
With the housing market boom looking to continue well into 2021 as people rush to beat the stamp duty holiday deadline, we wanted to have a look at a few ways to make a great first impression when people view your home.
Declutter, but don’t depersonalise
It’s the time of year for a good spring clean and declutter whether you’re planning on selling your home or not. Be ruthless and get rid of all the excess stuff that accumulates in every nook and cranny.
People want to imagine what the house would look like if they lived there, which can be difficult, so make it easier for them. However, don’t leave it looking sterile like a generic hotel chain, remember to leave some personality in there.
A fresh lick of paint
A fresh coat of neutral paint will help make your home feel lighter and airier, allowing viewers to more easily imagine the potential for what they would like to do with it.
First impressions count
Kerb appeal leaves a lasting first impression, and many people can make their minds up within the first few minutes of arriving. Make sure the front garden is well kept, windows look clean and maintained, and the frontage is spruced up and well painted.
Fix and clean
Check for any holes in walls, broken door and cupboard handles, cracked tiles, and worn and threadbare carpets or rugs. Many people will want to move into the house as it is, so fix anything that needs it.
Get the right smells
Bad smells are an instant turn off for potential buyers. Instead of covering them up, fix the source of the smell. Clear drains, wash bins, open the windows to air the house, and if you’re smoker, get rid of any furniture that reeks of smoke. Place bowls of vinegar around the home for a few days to get rid of the smoke smell, and the vinegar smell will disappear when you air the home.
Then use good smells, such as fresh coffee or baking for when viewers arrive.
